The subject of the sale is a fully operational poultry processing plant located in the Warmian-Masurian Voivodeship. The property comprises 2 ha of land and buildings with a total floor area of approximately 3,500 m², including farm buildings covering approximately 800 m². The plant has two production halls (each measuring 1,000 m², with heights of 3.5 m and 5 m), one of which is fully equipped for production. The cold store has a floor area of 550 m², of which 150 m² is a deep-freeze section. The layout of the cold store allows for flexible expansion of the deep-freeze area. The refrigeration units and evaporators date from 2018. The facility is connected to the municipal sewerage system and is equipped with settling tanks and separators.
The premises were built in the 1980s and have undergone two major refurbishments: the first when they were converted into an ice-cream factory, and the second in 2003 during their conversion into a poultry processing plant. The site is fenced and fully paved, and the plant has its own 100 kV transformer. The facility is in very good technical condition, requires no renovation, and all equipment is in working order and regularly serviced.

Due to the owner’s age, the plant is currently operating at 5 per cent of its capacity, mainly to cover the costs of maintaining the premises. The company holds a veterinary registration number authorising exports and operates in accordance with the HACCP system. The plant holds all the necessary production licences; the premises are in very good technical condition and do not require renovation. All equipment is in working order.
The company was established in 2003 (currently in liquidation) and specialises in the cutting of turkey meat cuts, mainly drumsticks. Between 2020 and 2022, the average annual turnover was approximately PLN 20 million, and the workforce numbered 65 people. Sales of finished products averaged 120 tonnes per month. Currently, monthly sales stand at 65 tonnes of finished products (approx. PLN 850,000), and the workforce comprises 25 people on contract-of-service agreements. The business is neither making a loss nor a profit. The ownership structure comprises three partners.
